Glossary: what DLRadar's terms mean
DLRadar uses the names investors already search for: pre-foreclosures, tax-delinquent, probate, discounted and bank-owned properties. Behind each one sits a DLRadar score or module. This page maps one to the other so nothing has to be learned before you can find a property.
Lists and what is in them
| What investors call it | DLRadar name | What it means | Where |
|---|---|---|---|
| Pre-foreclosure properties (lis pendens) | Pre-Foreclosure List | Foreclosure cases filed at the county clerk in the last 180 days: case number, stage, filing date, the lender and the named owner, with the parcel where the county links it. | Motivated seller leads |
| Tax-delinquent properties | Tax Delinquent List | Parcels behind on property tax with the amount owed, owner, mailing address, values and the other distress signals on the same parcel. | Motivated seller leads |
| Probate leads | Probate List | Probate cases filed in the last twelve months with decedent and personal representative, matched to the property where the clerk links it. | Motivated seller leads |
| Multi-signal (stacked) distress leads | Distress Stack | Parcels carrying two or more distress signals at once: foreclosure, liens, probate, tax, code. Each signal is its own column, with the recorded lien and mortgage summary. | Motivated seller leads |
| Discounted properties | DLSpecial | Active listings priced below market or taxable value. They are listed, so they are not off-market; the file shows the discount, the owner, the parcel and a Street View link. | Discounted properties and auctions |
| Government and bank-owned (REO) sales and auctions | Disposals feed / US Auctions | What HUD, Freddie Mac, the VA, Treasury, the IRS, USDA, the Marshals and Bid4Assets are selling or auctioning, with the starting bid where the seller publishes one. Rows without a street address or parcel are marked candidate, not verified. | Home page, discounted properties and auctions |
| Tax deed surplus (overage) | Tax Deed Surplus | Tax deed sales that produced money above the taxes owed, with the amount, purchaser and the parcel's owner of record where the county roll has it. | Motivated seller leads |
| Distressed commercial properties | Commercial Lien Distress | Commercial parcels with active UCC liens, plus every filing behind them: debtor, status, filing and lapse dates. | Bank distress and institutional data |
| Top-ranked investment opportunities | Opportunity rankings | Counties and ZIP codes ranked by DLRadar's opportunity index, with the drivers and a plain-English reason per row. A ranking, not a guarantee. | Market research |
| Mortgage delinquency | 90-day delinquency report | CFPB county series since 2008: share of mortgages 90+ days late, trend, peak and rank. Area statistics, never borrowers. | Market research |
Scores, modules and account terms

| Bank financial stress | DLBankDistress / bank stress score | A 0 to 100 score for every FDIC bank from its call reports, rate exposure and market signals, mapped to the ZIPs where it lends. High stress means more disposals and tighter credit ahead. | Platform module, live board, bank lists |

| Distress score | Distress score / global score | A per-property score built from the recorded signals on the parcel. Higher means more, and more recent, distress. | Every property list |
| Opportunity score | Opportunity index (formerly Alpha) | A county or ZIP ranking that combines distress pressure, listing discounts, bank stress, vacancy and market phase into one number with a plain-English reason. | Rankings lists, live board |
| ZIP code distress trends | ZIP stress / ZIP Intelligence | A daily 0 to 100 stress snapshot per ZIP, with the components that moved it. | Platform, live board |
| Property insurance risk | Insurance distress score | A monthly county score from NFIP retreat and claims, climate risk, price stress and HUD dependency. | Live board, stress reports |

| Starting bid | starting_bid / starting_bid_basis | The seller's published minimum bid, or the HUD list price for HUD homes. The basis column says which. Blank when the seller publishes none. | Auctions wire, disposals feed |
| Coverage | Coverage right now | The live count of counties, cases, parcels or ZIPs in a package today. It is on every card and product page because coverage is Florida-first and county-by-county, not nationwide. | Every list |
| As-of date | as_of | The date the source data was last refreshed. It is on every product page, checkout, file header and row. | Everywhere |
| Per-order fingerprint | dlr_ref | A code on every row that identifies the copy you bought. It does not change the data. | Every file |
Not included anywhere: phone numbers, emails or skip tracing. Public-record and derived data, not a consumer report under the FCRA. See the methodology for how scores are built and the lists for prices, samples, coverage and as-of dates.
