What DLRadar is — and what it is not.
Last updated: October 12, 2026
DLRadar Inc. (“DLRadar”) provides data, scoring, research, and workflow infrastructure. DLRadar does not provide investment, legal, lending, brokerage, accounting, tax, insurance, or financial advice, and nothing on the platform is an offer, solicitation, or recommendation to buy, sell, finance, lease, or close any transaction. Information is provided for informational and research purposes only. You remain solely responsible for your own evaluation, due diligence, and decisions.
Scores, labels, and market conditions are model outputs
Every score, index, tier, label, and market-condition term on DLRadar (for example “strong buyers market”, “buyers market”, “high risk”, “opportunity”, “market warming”, “neutral”) is the output of a published, deterministic formula applied to public data. These terms describe conditions observed in the data, in the way housing-market indices published by other data providers describe conditions. They do not tell you what to do, they are not tailored to your circumstances, and they can be wrong. See our methodology for how each one is computed and the thresholds behind each band.
Estimates and valuations are not appraisals
Figures labeled as values, target prices, after-repair values, replacement costs, discounts, yields, or similar are automated estimates produced by formulas from public records and reference tables. They are not appraisals, were not prepared by a licensed appraiser, do not comply with the Uniform Standards of Professional Appraisal Practice, and must not be relied on for lending, underwriting, insurance, tax, or any purpose that requires a licensed valuation. DLRadar is not a licensed real-estate broker, mortgage lender, appraiser, attorney, or insurance producer in any jurisdiction.
Back-tests and historical performance
Where DLRadar shows how a signal or regime would have performed against historical price indices, those results are hypothetical back-tests computed with the benefit of hindsight on a small number of historical periods. They do not represent any actual transaction, they do not account for costs, taxes, financing, liquidity, or execution, and the model was developed with knowledge of the history it is tested on. Past or back-tested performance is not indicative of future results. No “hit rate”, outcome table, or return figure is a prediction or a guarantee.
Public data and its limits
Intelligence is derived from public datasets, government filings, court records, assessor and recorder data, and other public sources that may contain errors, omissions, duplicates, or delays and that change over time. DLRadar does not warrant the accuracy, completeness, or timeliness of any underlying data or of any output derived from it. Independently verify any figure, status, or record before acting on it. See our data sources.
Not a consumer reporting agency
DLRadar is not a consumer reporting agency and its data, lists, and directories are not consumer reports under the Fair Credit Reporting Act or any similar law. You may not use anything on DLRadar to determine any person’s eligibility for credit, insurance, employment, housing, or any other purpose covered by those laws.
People and businesses that appear in the data
Property owners, licensees, lenders, and businesses appear on DLRadar because they appear in public records. Their presence on a list or in a distress, foreclosure, or exposure context reflects a record in a public source as of the time it was collected and is not a statement about any person’s character, creditworthiness, or intent. Anyone who believes a record about them is inaccurate or wishes to request its removal from DLRadar may write to support@dlradar.com with the property or record identifier; we will review and respond within a reasonable time.
Your obligations when you use the data
- Comply with all laws that apply to contacting the people in the data, including the Telephone Consumer Protection Act, federal and state Do-Not-Call rules, CAN-SPAM, and state privacy and telemarketing laws.
- Comply with the Fair Housing Act and state fair-housing laws; do not use demographic data to discriminate in any housing-related activity.
- Use the data for your own lawful business purposes only; do not resell or redistribute it except as the Terms expressly permit.
- Treat every output as one input to your own professional judgment and that of your licensed advisers.
No reliance
By using DLRadar you acknowledge that you are not relying on DLRadar for any decision and that DLRadar is not liable for decisions made in reliance on the platform, as set out in our Terms of Service.
