A market phase describes where a local housing market sits in its price cycle - expansion (prices rising), peak (topping out), contraction (correcting), or recovery (bottoming and turning up). DLRadar classifies every U.S. county each month from House Price Index year-over-year change and drawdown from peak.
Why does market phase matter for buyers?
Acquisition timing drives returns. Markets in contraction or early recovery have already repriced - sellers are more motivated and competition is thinner - while peak markets carry the most downside risk. Knowing the phase tells you where the next opportunity window is opening.
How is the phase determined?
DLRadar combines HPI year-over-year momentum and drawdown-from-peak into a deterministic phase label with a 0-100 confidence score, refreshed monthly per county - no opinions, just the price math.
