Distressed real estate does not live on the MLS. It moves through a scattered set of county auction sites and federal agency portals, each with its own calendar, deposit rules, and format. DLRadar continuously crawls those sources and normalizes them into a single searchable inventory, so an investor can see tax-deed lots in one county next to a foreclosed home three states away and a Treasury-seized parcel in between - without keeping tabs on a dozen separate websites.

The types of auctions we track

Tax-deed auctions. When an owner stops paying property taxes, the county eventually forecloses the tax lien and sells the deed at auction to recover the debt. These sales - many of them hosted on Bid4Assets - can transfer real estate for a fraction of its value, though title condition and any redemption period vary by state.

Mortgage-foreclosure auctions. When a borrower defaults, the lender forces a sale of the collateral. Foreclosure auctions - whether at the courthouse steps or on an online platform - are the moment distressed inventory changes hands before it ever reaches a listing agent.

Government & agency auctions. The federal government is one of the largest sellers of distressed and surplus real estate in the country. The U.S. Treasury and the IRS sell property seized for unpaid taxes and forfeiture; the U.S. Marshals Service disposes of assets forfeited in criminal cases; the GSA auctions federal surplus real estate; the USDA resells rural homes and farms from its loan portfolio; and HUD and Freddie Mac's HomeSteps program market government-backed REO. DLRadar pulls all of them into the same feed.

Methodology

Counts on this page are aggregate teasers computed hourly from DLRadar's auctions engine, which crawls each public and government source, deduplicates repeat crawl events, and drops expired or dead listings before tallying the active inventory. The categories and source names are normalized from each platform's raw feed. This public page exposes totals and breakdowns only - never an owner, parcel, address, or minimum bid. Individual auction detail, sale dates, and bidding links live inside the members-only Auctions workspace.

See the actual auctions, not just the counts

This page is the free national overview. A DLRadar plan opens the full Auctions workspace - searchable listings with addresses, minimum bids, sale dates, deposit terms, and direct bidding links, cross-referenced against ZIP and county distress scores.

Frequently asked questions

What auctions does DLRadar track?

DLRadar aggregates real-estate auction and disposition listings from the major public and government sources into one national feed: county tax-deed and mortgage-foreclosure auctions on Bid4Assets, U.S. Treasury real-property sales, IRS seized-property auctions, GSA federal surplus real estate, USDA rural-property resales, U.S. Marshals asset forfeitures, and government-backed REO from HUD and Freddie Mac HomeSteps.

What is the difference between a tax-deed and a foreclosure auction?

A tax-deed auction sells a property because the owner failed to pay property taxes - the county forecloses on the tax lien and sells the deed to recover the debt. A mortgage-foreclosure auction sells a property because the borrower defaulted on the loan; the lender forces a sale to recover the balance. Both can hand a buyer real estate well below retail, but the redemption rights, title condition, and bidding rules differ by state.

Are government auctions a good way to buy property?

Government and agency auctions - Treasury, IRS, GSA, USDA, U.S. Marshals, HUD - dispose of real estate the federal government has seized, foreclosed, or declared surplus. They are open to the public and frequently sell below market, but each agency runs its own process, deposit rules, and inspection windows. DLRadar surfaces the active listings so you can compare across every source in one place.

How current are the listings?

The auctions engine re-crawls each source on its own cadence and this page refreshes its aggregate counts hourly. Individual auction detail - addresses, minimum bids, sale dates, and bidding links - is available to DLRadar members inside the Auctions workspace.
