Florida Distress Reports & Guides

Data-backed reports on Florida’s most distressed ZIP codes and counties — foreclosure, tax-lien, mortgage and insurance distress, scored 0-100 from public records and refreshed monthly.

This is the working library behind DLRadar’s Florida coverage. Every report here starts from the same raw material: recorded documents, court filings, tax-collector rolls and appraiser records that Florida counties publish as public information. We collect those records, match them to parcels, and turn them into a distress score between 0 and 100 for each ZIP code and county, so that two very different places can be compared on the same scale.

The reports fall into a few families. County and ZIP reports describe where foreclosure filings, tax-certificate activity, stacked mortgages and insurance stress are concentrated, and how a place compares with its neighbors. Guides explain the underlying records in plain language: what a lis pendens is, how a tax certificate becomes a deed, why a code-enforcement lien matters to a buyer, and how absentee ownership shows up in the data. Market pieces cover the national and regional signals that sit around the local picture, including market phase, affordability pressure and the broader economic pulse.

Each report is written to be read on its own, but they are designed to be used together. A county report tells you where the stress is, a guide tells you how to read the record behind it, and the live tools let you check the current state of a specific area. Nothing on this page is a forecast, and nothing here is investment, legal or tax advice; the scores describe what public records show at the time of the last refresh and nothing more.

New reports are added as source data is refreshed, and existing ones are updated in place rather than republished under new addresses. Browse the state archives to reach every county report, or pick a topic below to read the guides and signal explainers in order.
