Florida Parcels in FEMA Flood Zones: the SFHA Flag by ZIP (2026)

The flood-zone flag on a dossier says whether the parcel sits inside a FEMA special flood hazard area, the zones where a federally backed mortgage requires flood insurance. DLRadar maps parcels to FEMA zones and rolls the result up to each ZIP; this report gives the Florida totals, the ZIPs that are entirely inside a hazard area, and how the flag reads with the insurance-distress score on the same page.

  • 1,932,140 of 9,478,902 mapped Florida parcels sit inside a FEMA special flood hazard area, across 974 ZIPs holding 9,565,468 parcels in all.
  • 56,162 parcels are rated very high flood risk, the band where carriers withdraw first.
  • 34117 (collier) holds 31,086 hazard-zone parcels, 93.8% of its mapped stock.
  • A Florida parcel inside the hazard area with a financed purchase carries a mandatory flood policy on top of wind cover.

What the FLOOD flag means on a parcel

The flag is set from the parcel's mapped FEMA zone: A and V zones and their lettered variants set it to yes, X and unmapped parcels leave it no. Each ZIP carries the share of mapped parcels inside a hazard zone and a flood level (very high, high, moderate, low), which is what the ZIP stress report shows under FEMA flood flag.

Why the FLOOD flag matters to a buyer

Flood status sets the carrying cost: NFIP or private flood cover is mandatory on most financed purchases inside the SFHA, and premiums rise with each remapping. A seller inside a very-high ZIP who has also lost a carrier is the archetype of insurance-driven distress, and the flag is how the dossier shows it before the listing says so.

Work the FLOOD flag

The insurance-distress pages rank every Florida county by the same pressure, and the live board shows the flood flag on each parcel with its score.

FLOOD parcels update as the recordings load.

Florida Parcels in FEMA Flood Zones: the SFHA Flag by ZIP (2026): questions

Is every Florida parcel mapped?

No. The totals below name the mapped parcels separately from all parcels; unmapped parcels carry an undetermined status and do not set the flag.

Does the flag change with FEMA map updates?

Yes. The ZIP exposure table is recomputed when new FEMA layers load, and the dossier reads the current table.

Where is the premium itself?

Premiums are not public. The insurance-distress score uses NFIP claims, FEMA hazard and carrier filings as the pressure proxies.

More on the FLOOD flag

Florida Parcels in FEMA Flood Zones: the SFHA Flag by ZIP (2026) (FLOOD-flag) is computed from FEMA flood layers mapped to Florida parcels and rolled up by ZIP; the FLOOD flag is research (FLOOD-flag), not legal advice; nothing on the FLOOD-flag page is tax or FLOOD-flag investment advice, so verify every FLOOD-flag figure with its issuing agency before acting.
