Florida Mechanic's Liens: the MLN Flag, Where It Comes From and What It Shows (2026)

A mechanic's lien is a contractor's or supplier's claim recorded against a parcel for unpaid work; in Florida it is filed under the Construction Lien Law and the clerk indexes it alongside the construction liens DLRadar already tracks. The MLN flag is the dossier's separate marker for that claim; this report states, from the stored pool, how many Florida parcels carry it today and why the count reads the way it does.

  • 0 of 13,692,154 stored Florida parcel rows carry the MLN flag today, across 0 counties.
  • 0 recorded instruments in the lien table are typed as a mechanic's lien.
  • Contractor claims in Florida are indexed as construction liens in the main, so the CL report carries the volume; MLN is the narrow typed subset.
  • Every MLN parcel, where one exists, shows on the live board with its clerk recording and owner of record.

Where the MLN flag sits today

No Florida county currently carries a parcel with the MLN flag set: contractor claims the clerks index as construction liens populate the CL flag instead, and the twelve largest county pools (Hardee County 20,967 parcels, Pasco County 318,369 parcels, Santa Rosa County 131,781 parcels, Walton County 240,770 parcels) all read zero on MLN. The flag remains in the schema so a typed mechanic's lien is marked the day one is recorded.

What the MLN flag means on a parcel

The MLN flag is set on a parcel when a recorded instrument in the county's official records is typed as a mechanic's lien and the instrument names the parcel or its owner at the situs address. It stays on until a satisfaction, release or expiry is recorded. The neighbouring CL flag covers the broader construction-lien family, including notices of commencement and claims of lien, which is why most contractor claims surface under CL rather than MLN.

Why the MLN flag matters to a buyer

A contractor claim is a cash-flow signal: the owner either could not or would not pay for finished work, and the lien blocks a clean sale until it is settled. Paired with a tax-lien or mortgage-distress flag it marks a parcel whose owner is running out of options; on its own it often marks a renovation that stalled, which is the kind of house an investor can finish.

Work the MLN flag

The construction-lien hub lists the Florida counties with contractor claims on file, and every flagged parcel is on the live board with its owner and recording.

MLN parcels update as the recordings load.

Florida Mechanic's Liens: the MLN Flag, Where It Comes From and What It Shows (2026): questions

Why does the MLN count read zero or near zero?

Florida clerks index contractor claims as construction liens, which the pool stores under the CL flag. The MLN flag only fills when an instrument is typed specifically as a mechanic's lien, so the construction-lien report carries the volume today.

Where do I see the lien document itself?

The parcel dossier links the clerk's official-records entry where the county publishes one, with the recording date and the amount as the clerk shows it.

Does a mechanic's lien survive a tax-deed sale?

Generally no: a tax deed extinguishes most junior liens. Verify with the county and a title agent before relying on that.

More on the MLN flag

Florida Mechanic's Liens: the MLN Flag, Where It Comes From and What It Shows (2026) (MLN-flag) is computed from the Florida parcel pool and recorded liens read from county official records; the MLN flag is research (MLN-flag), not legal advice; nothing on the MLN-flag page is tax or MLN-flag investment advice, so verify every MLN-flag figure with its issuing agency before acting.
