Florida Recorded Mortgages by County: the MTG Flag and the Deed Behind It (2026)
A recorded mortgage is the instrument a lender files with the clerk when a loan closes; it names the lender, the amount and the parcel. DLRadar's MTG flag marks a parcel where such a recording is linked, which is a fact about the capital stack, not a distress signal: the distress version is the separate MG flag that fires on default. This report counts the recorded-mortgage flag across the Florida pool and ranks the counties where lender recordings have been matched to parcels.
- 24,299 Florida parcel rows carry a linked mortgage recording, across 16 counties, out of 13,692,154 rows in the pool.
- 145,571 parcel rows carry a linked deed recording; a parcel with both shows the purchase and the loan that financed it.
- Hillsborough County leads with 11,173 MTG parcels, ahead of Indian River County at 8,107.
- The MTG flag is a capital-stack fact; the mortgage-distress flag is the separate default signal on the same dossier.

What the MTG flag means on a parcel
The flag is set when a lender event typed as a mortgage is linked to the parcel through the clerk's instrument and the parcel's legal description or address. It carries the lender name, the recorded amount where the clerk publishes it and the recording date, and it is the basis of the lender league table sold as the mortgage and lien activity list.
Why the MTG flag matters to a buyer
Knowing who holds the mortgage decides how a distressed deal can close: a portfolio lender can negotiate, a securitised loan has a servicer with rules, and an unrecorded or paid-off position means equity. Reading MTG beside the deed flag shows whether the current owner financed the purchase or bought for cash.
Work the MTG flag
The mortgage and lien activity list ranks every lender recording in one county for twelve months, and the live board shows the lender of record on each parcel.
MTG parcels update as the recordings load.
Florida Recorded Mortgages by County: the MTG Flag and the Deed Behind It (2026): questions
Does MTG mean the owner is behind?
No. It means a mortgage recording is linked to the parcel. Delinquency is the MG flag, built from the foreclosure docket and the CFPB county series.
Why do only some counties carry many MTG parcels?
Lender recordings are matched county by county from each clerk's official records; counties whose records have been read and linked carry the flag, others fill as the readers progress.
Is the amount the current balance?
No. It is the original recorded amount; the balance is not public.
More on the MTG flag
Florida Recorded Mortgages by County: the MTG Flag and the Deed Behind It (2026) (MTG-flag) is computed from the Florida parcel pool and lender recordings read from county official records; the MTG flag is research (MTG-flag), not legal advice; nothing on the MTG-flag page is tax or MTG-flag investment advice, so verify every MTG-flag figure with its issuing agency before acting.
