What qualifies as a DLSpecial distressed listing

DLSpecial is a continuously refreshed table of qualified distressed property listings. A property earns a place only when it is priced at least 30% below market value or at least 10% below taxable value, with verified distress context for its ZIP code. That discipline keeps the list focused on genuine opportunity rather than noise, and every row links to a per-property ZIP Stress Report.

In-platform you can filter qualified listings by asset class — multifamily, commercial, farmland, waterfront and land — and drill into address, dossier and source for each row. The preview shows the table structure with address and score blurred.

Distressed property listings: common questions

What qualifies as a distressed listing on DLRadar?
DLSpecial only lists inventory that clears a hard discount bar: priced at least 30 percent below market value or at least 10 percent below taxable value. Every listing also carries a ZIP Stress Report, bank-pressure read and an acquisition verdict, so the discount is shown in the context of the market around it.
How is the discount calculated?
Discounts are measured against both estimated market value and county taxable value using public assessment and pricing data, not a seller’s asking-price claim. That keeps the qualifying threshold objective and comparable from one market to the next.
Do the listings include off-market properties?
Yes. Because qualification is driven by public-record distress and value gaps rather than agent submissions, DLSpecial surfaces below-market and off-market opportunities alongside discounted listed inventory.
