Short-Term Rental Investor Exposure by ZIP: Density, Saturation and Revenue Instability (2026)
Short-term rentals are the investor stock most sensitive to a demand turn: when nightly revenue falls, highly leveraged owners of furnished units become sellers in a block. The STR exposure card reads listing density, saturation against housing stock, occupancy pressure and revenue instability, and combines them into an exposure score. This report ranks the most exposed ZIPs and gives the national averages.
- 1,861 ZIPs carry an STR exposure score; the average is 39.9, 27 ZIPs score 70 or higher, and the average density score is 43.8.
- 12222 in Albany County, NY is most exposed at 70.0, density 100.0 and saturation 100.0.
- 55029 in Isanti County, MN follows at 70.0, then 96714 in Kauai County, HI at 70.0 on the str-exposure card.
- STR exposure is the sixth component of the institutional v2 composite where listing data exists.

What str-exposure measures
STR density 0-100, STR saturation 0-100, occupancy pressure 0-100, average-daily-rate and revenue instability 0-100 and the combined STR exposure score.
How str-exposure is computed
Listings are counted and tracked by ZIP; density scales listings per housing unit, saturation scales listings against renter stock, occupancy pressure reads booked-night trends and instability reads the variance of rate and revenue. The score averages the scaled components and feeds the institutional v2 composite where present.
How to use str-exposure on a deal
High exposure with falling occupancy pressure is the setup for a wave of furnished-unit sales, often by owners who bought at the top with investor loans; those become discounted listings and, later, the deed and lien flags. For a buyer, STR saturation also caps the long-term-rental exit, because converted units compete for the same tenants.

Short-Term Rental Investor Exposure by ZIP: Density, Saturation and Revenue Instability (2026): questions
Which platforms are read?
Public short-term-rental listings aggregated by ZIP; the card does not name hosts.
Why are some ZIPs missing?
ZIPs without enough listings have no score; the institutional v2 mask shows STR as absent there.
Does the score include regulation?
No. Local STR ordinances are not modeled; they are a reason to read the trend with care.
More on the STR exposure card
