Florida HOA and Condo Liens: What DLRadar Holds Today (2026)
Association liens are the fastest-moving distress in Florida condos: a few thousand dollars of dues can become an association foreclosure in under a year. DLRadar does not yet read a dedicated association-lien feed, and this page says so plainly rather than inflating a number. It reports what is flagged today and where the signal is expected to come from.
- 2 parcels carry the HOA flag in the Florida pool today.
- 15,913 general-lien instruments across 9 counties are unclassified by lienor type and may include association claims.
- Hillsborough County holds the most general-lien instruments at 11,380.
- No association-specific feed is live; the figure above is the complete flagged count.

What the HOA flag covers now
The HOA flag is set only when an indexed instrument names a homeowners' or condominium association as the lienor against a specific parcel. Today that is a handful of parcels. The general-lien instruments counted below are a mixed bag of municipal, association and private claims that have not been classified by lienor type.
What is being built
Association liens are recorded in the same official-record indexes DLRadar already reads for judgment and construction liens. Classifying the lienor name against the state's registered association list is the missing step. Until that passes a census of its own, this report will carry the small numbers it carries today.
Work the HOA signal
Coverage status shows which record families are live by county; the HOA hub will fill in as the association feed passes its census.
HOA parcels update as the records refresh.
Florida HOA and Condo Liens: What DLRadar Holds Today (2026): questions
Can an HOA really foreclose in Florida?
Yes. Chapter 720 and Chapter 718 let associations record a claim of lien for unpaid assessments and foreclose it, subject to notice periods.
Why not estimate HOA liens from dues data?
Because an estimate is not a record. DLRadar publishes figures only from indexed instruments.
Where should I look for association liens today?
The parcel timeline on the live board shows every indexed lien by recorded type, including the general-lien category.
