Linking a case to a parcel
A probate case names the decedent, not an address. DLRadar links the case to a parcel when the decedent is the owner of record at a full Florida address, under the court-link rule that rejects name-only matches. Estates with several surnames among the heirs are flagged because they settle more slowly.
Timing the approach
The letters of administration are issued weeks after filing and the representative can sign a contract once the court approves the sale or the estate is summary-administered. The twelve-month column in the table is the active window.
Work the PR signal
Probate parcels appear on the hub by county, and the monthly probate list delivers the new cases with the owner and mailing address.
PR parcels update as the records refresh.
