Reading a federal lien

The notice states the assessed amount at filing, by tax period. It does not grow on the record, but penalties and interest grow off it. A release is filed when the debt is paid or the ten-year collection period runs out, and DLRadar closes the IRS flag when the release is indexed.

Why owners with federal liens sell

The IRS does not foreclose houses often, but it does levy bank accounts and wages, and a lien blocks any refinance. An owner with a federal lien and equity is a seller who needs a clean closing with a discharge, which is a solvable problem for a prepared buyer.

Work the IRS signal

Florida IRS Liens: Federal Tax Liens on Property by County (2026): questions

Does an IRS lien take priority over the mortgage?

No. A recorded mortgage ahead of the notice keeps priority. The federal lien sits behind it and ahead of later claims.

Can a property be sold with an IRS lien on it?

Yes, with a certificate of discharge from the IRS, usually arranged by the closing agent against the proceeds.

Are business liens included?

Where the taxpayer is a business and the notice is indexed against a Florida parcel owner, yes.
