The minimum bid
The IRS sets a minimum from an appraisal reduced for forced sale; bids below it are rejected. The notice also states the deposit, usually a percentage of the bid in certified funds, and the balance deadline.
Redemption and title
The former owner can redeem IRS-sold real estate within 180 days by paying the price plus interest. Title passes by quitclaim after that period. This is the term that most separates IRS auctions from Treasury or Marshals sales.
