Permits on a Property Dossier: ZIP-Level Building Permits and the Property-Level Gap
The permits section sits in two places on a dossier: a construction-permits card that reads the parcel's ZIP from the Census building-permit survey, and a property-level permits block meant for the county's own permit records. The first is filled for every ZIP the survey covers; the second is empty today because the county permit tables have not been loaded, and this page says so rather than filling it with anything else. Here is what each part holds and how to read the ZIP card until the parcel block fills.
- The construction-permits card shows the latest month and twelve-month totals of permitted units for the ZIP, split single-family and multi-family, with a construction-stress score and an HPI stress reading.
- The counts come from the Census Bureau's Building Permits Survey, allocated from the permitting jurisdiction to the ZIP; several ZIPs in one county therefore read the same numbers.
- The property-level permits block reads the county permit tables, which hold no rows today; the block states that and shows nothing invented.
- Supply pressure is the reason the card exists: a ZIP permitting far above its trend is adding competing stock during an investor's hold period.

Reading the ZIP permit card
Latest month is the most recent survey month's permitted units; the twelve-month total is the trailing sum. Single-family and multi-family are reported separately because a multi-family surge changes the rental supply a landlord competes with, while single-family permits change the resale supply. Construction stress scores the twelve-month total against the ZIP's own history, so a quiet ZIP that suddenly permits reads high.
Why property-level permits are empty
County building departments publish permits on their own portals, and the readers for those portals have not been run into the permit tables. The owner's rule is that an empty source is shown as empty; the dossier therefore says no permit records are loaded rather than guessing from the ZIP card.
Using permits in an acquisition read
Pair the ZIP card with the construction-stress report: a very-low supply read with rising prices supports a hold; a high read with falling prices warns that exit comps will be fighting new stock. When the property-level block fills, open permits and expired permits become the next signal of a stalled renovation.
Open permits-section on a parcel
The construction-permits report ranks the ZIPs permitting the most units; the live board shows the card on every parcel.
Permits-section is read live from its dataset.
Permits on a Property Dossier: ZIP-Level Building Permits and the Property-Level Gap: questions
Why do neighbouring ZIPs show the same permit numbers?
The survey reports by permitting jurisdiction, and DLRadar allocates to ZIPs by share, so ZIPs inside one jurisdiction carry proportional figures.
When will property permits load?
When the county permit readers run; the block fills automatically from the permit tables.
Is construction stress the same as HPI stress?
No. Construction stress is a supply read from permits; HPI stress is a price read from FHFA.
More on the permits section
Permits on a Property Dossier: ZIP-Level Building Permits and the Property-Level Gap (permits-section) is computed from the Census Building Permits Survey allocated to ZIPs and the county permit tables; the permits section is research (permits-section), not legal advice; nothing on the permits-section page is tax or permits-section investment advice, so verify every permits-section figure with its issuing agency before acting.
