Source Info on a Property Dossier: Which Dataset Fed Each Field and When
Every dossier ends with a source-info section that names the dataset behind each block, the date that dataset was last valid and its freshness status. It exists because the owner's rule is that nothing on a page is estimated or bought: a figure either traces to a registered dataset with a date, or it is not shown. This page explains how the section is built from the dataset registry, what the three freshness states mean, and how the same registry decides which list packages are on sale.
- The source-info section reads the dataset-freshness registry, which holds one row per dataset with its label, tier, row count, newest valid date and threshold.
- A dataset is fresh when its newest valid date is inside its threshold, aging when it has passed the threshold but is still shown, and stale when it is withdrawn from the list packages that depend on it.
- The registry is recomputed every six hours and feeds the data-sources page, the list catalog's on-sale gate and the source block on each dossier.
- Florida-only datasets and national datasets are marked by tier, so a dossier states whether a block is a Florida record or a national agency series.

| Field | Comes from | Use |
|---|---|---|
| Dataset label | Freshness registry | Which registered source fed the block |
| Tier | Freshness registry | Florida record or national agency series |
| Newest valid date | Freshness registry | The as-of date to quote |
| Threshold days | Freshness registry | How old the data may be before it is aging |
| Status | Freshness registry | Fresh, aging or stale |
| Rows total / rows 90 days | Freshness registry | Size of the source and recent activity |

How the section is built
Each dossier block is mapped to a dataset key; the section looks up that key in the registry and prints the label, the newest valid date and the status. A block whose dataset has no rows is shown as not loaded, which is how the empty permit and federal-court tables appear. The registry is the single source for the as-of dates on list cards, at checkout and in file headers.
The three freshness states
Fresh means the newest record is younger than the dataset's threshold, which varies by source: a daily court reader has a short threshold, an annual Census table a long one. Aging means the threshold has passed and the data is still displayed with its date. Stale means a list package built on it is withdrawn from sale until the reader catches up; the dossier still shows the dated figure.
Using source info in diligence
Read the date beside the block you are relying on. A lien recorded last week will not appear in a block whose dataset was last valid a month ago, and the clerk link is the way to check. For agency series such as FHFA, CFPB and HMDA the date is the agency's release period, not DLRadar's load time.
Open source-info on a parcel
The data-sources page lists every registered dataset and its status; the live board shows the source block on each parcel.
Source-info is read live from its dataset.
Source Info on a Property Dossier: Which Dataset Fed Each Field and When: questions
Is the as-of date the same across a dossier?
No. Each block carries its own dataset's date; a roll block and a court block refresh on different cycles.
Can a stale dataset still appear on a page?
Yes, with its date; staleness withdraws list packages from sale, it does not hide public figures.
Where is the full registry?
The data-sources page lists every registered dataset with its status, built from the same table.
More on the source-info section
Source Info on a Property Dossier: Which Dataset Fed Each Field and When (source-info) is computed from the dataset-freshness registry; the source-info section is research (source-info), not legal advice; nothing on the source-info page is tax or source-info investment advice, so verify every source-info figure with its issuing agency before acting.
