Florida Portfolio Owners: Multi-Parcel Holders by City (2026)
An owner who holds several parcels manages them as a balance sheet, and a balance sheet under pressure sells its weakest asset first. DLRadar groups the appraiser roll by owner name and mailing address to find those holders and sets the PORT flag on each of their parcels. This report counts the flagged parcels and ranks the cities where they sit.
- 376,606 parcels held by portfolio owners, 2.8% of the 13,692,160-parcel pool.
- 689 cities have at least one portfolio-held parcel.
- Miami holds the most at 14,192, 12.0% of its parcels.
- Pool last updated October 20, 2026.

How a portfolio is detected
Parcels are grouped when the owner name and mailing address match across the roll. The portfolio size is stored on each parcel so a user can separate the duplex landlord from the thousand-home fund. Trusts and LLCs with the same registered address are grouped together.
Portfolio owners as buyers and sellers
The same table works both ways. A portfolio owner with liens or tax delinquency is a seller of several parcels at once; a portfolio owner with a rising acquisition pace is a buyer who will take an assignment. Both appear in the investor and acquirer directories.
Work the PORT signal
The portfolio-owner hub shows the live count by county, and the capital sources page lists the active buyers and lenders behind them.

Florida Portfolio Owners: Multi-Parcel Holders by City (2026): questions
What counts as a portfolio?
Two or more parcels under the same owner and mailing address. The portfolio size column gives the exact count.
Are government and utility holders excluded?
Public bodies and utilities are filtered out so the flag describes private holders.
How is this different from the absentee flag?
Absentee compares mailing to situs address on one parcel; portfolio counts parcels per owner. Many owners carry both flags.
