Wholesalers Identified From Deed Flips, by County (2026)
A wholesaler leaves a signature on the record: a deed in, a deed out, and very little time between them. DLRadar scans the deed series for those pairs, groups them by grantee, and scores the entities whose pattern repeats. The directory is small because the bar is evidence, not self-description. This page counts it.
- 151 entities with a wholesale pattern across 3 states, 127 of them organisations, from 1,130 recorded flips.
- 102 flips closed the same day; median hold 53 days.
- Cook County, IL has the most flips at 671.
- Most recent flip April 16, 2026.

What counts as a flip
A parcel bought and resold by the same entity within 180 days. Same-day flips are counted separately because they are almost always double closings. Median hold days and the estimated gross spread are computed per entity from the two recorded considerations.
Why the count is small
Most wholesaling is done by assignment, which leaves no deed in the assignor's name. Only wholesalers who take title appear here, which is also why those who do are the most capitalised.
Reach the wholesalers
The closing network shows wholesalers and other closing partners active in each county for members, with the deed evidence on each one.

Wholesalers Identified From Deed Flips, by County (2026): questions
Is a wholesaler the same as a flipper?
Here it means short hold with no evidence of renovation. Renovation flippers tend to hold longer and show permits.
Are individuals included?
Yes, where the pattern repeats under an individual's name. Organisations are flagged separately.
How is the spread estimated?
From the consideration on the two deeds where both state a real amount; nominal-consideration deeds are excluded.
