Capital source categories
Each lender carries a capital-source category and an institutional type. The category comes from the lender's own registrations where they exist (an NMLS id or FDIC certificate) and from the pattern of instruments it records otherwise; the evidence and confidence behind the assignment are stored on the entity so a user can see why a lender is classed as it is.
Reading a lender's foreclosure rate
The ratio of foreclosure filings to mortgages recorded over the same window tells you how a lender behaves when a borrower slips. A private lender with a high ratio moves fast to the courthouse, which makes its borrowers the best pre-foreclosure leads and the lender itself a seller of notes.
Reach the lenders
Capital sources lists the active lenders by class, and the county lender activity list shows every recording with the parcel it names.

Florida Lender Directory: Who Records Mortgages, Liens and Foreclosures (2026): questions
Does the directory include individual private lenders?
Yes, where an individual is named as mortgagee on a recorded instrument. They are classed as individuals and carry no contact data unless public.
Where do contact details come from?
From the lender's own website, NMLS consumer access or FDIC profile. DLRadar does not skip-trace lenders.
Can I see which counties a lender is active in?
Yes. Each lender carries the list of counties where it recorded in the last year, shown on the lender radar.
