Florida Absentee Owners: Non-Occupant Parcels by City (2026)
An absentee owner receives the tax bill somewhere other than the house. That one fact from the appraiser roll separates landlords, snowbirds, heirs and investors from the families who live in the property, and it is the base layer of every direct-mail list in the business. This report counts the absentee-owned parcels in DLRadar's Florida pool and ranks the cities.
- 880,347 absentee-owned parcels, 6.4% of the 13,692,160-parcel Florida pool.
- 1,092 cities have at least one absentee-owned parcel.
- Miami holds the most at 66,364, 56.1% of its parcels.
- Pool last updated October 20, 2026.

How the flag is set
The ABS flag compares the situs address and the owner mailing address on the Department of Revenue roll for every parcel. A different city or state sets the flag; a different unit in the same building does not. Out-of-state owners are a subset carried as a separate column on the lists.
Absentee plus a distress signal
On its own the flag describes a third of the pool. Its value is as a multiplier: an absentee owner with a tax delinquency, a code case or a probate is far likelier to sell than an occupant with the same problem. The board filters the two together.
Work the ABS signal
The absentee-owner hub shows the live count by county, and every list carries the owner mailing address from the public roll.
ABS parcels update as the roll refresh.
Florida Absentee Owners: Non-Occupant Parcels by City (2026): questions
Is every absentee owner a landlord?
No. Second-home owners, heirs and owners in care facilities all appear. The mailing address and property use columns help tell them apart.
Does the count include commercial parcels?
Yes. The pool holds every parcel class; residential can be isolated with the property-use filter.
How current is the mailing address?
It is the address on the latest Department of Revenue roll loaded, which is updated once a year by the appraisers and refreshed in the pool on load.
