Florida UCC and Sunbiz Liens on Property Owners by County (2026)

A UCC financing statement means a lender has taken business assets as collateral, and a string of them against one owner means the business is borrowing against everything it has. When that owner also holds real property, the parcel is one bad quarter from a lien or a sale. This report counts the UCC instruments DLRadar has matched to Florida owners and parcels.

  • 94,935 UCC instruments indexed across 66 counties, 13,616 filed in the last twelve months.
  • 34,259 parcels have a parcel-linked UCC record with 71,774 active statements between them.
  • 906 parcels carry the name-matched SBZ flag.
  • Osceola County has the most instruments at 9,175; newest October 16, 2026.

Name-matched, and labelled as such

UCC filings name a debtor, not a parcel. DLRadar matches the debtor to the owner of record and sets the SBZ flag with an explicit name-matched label so a user verifies before relying on it. The parcel-level active-lien count below uses the stricter parcel link.

Commercial distress in particular

Most UCC debtors are businesses, so the signal is strongest on commercial and multifamily parcels, where an operator's working-capital trouble shows up here before it shows up as a mortgage default.

Work the SBZ signal

The commercial distress page shows the UCC-flagged parcels, and the commercial lien list bundles them with the parcel's other liens.

SBZ parcels update as the records refresh.

A statement is active until it lapses five years from filing or a termination is filed.

More on the SBZ signal
