The directory separates individual brokers, broker associates, brokerage firms and their branch offices, keeping the parent-firm link so a user can roll an office up to its company. License type and status come straight from the regulator.
Why brokers are in a distress product
Half of distressed sales end up listed. Knowing which brokerages list REO, short sales and estate property in a county, and which agents under them do the work, is how an investor gets the call before the listing goes live.

Which states are covered?
Florida is loaded from the DBPR roll in full; other states are loaded where the regulator publishes a machine-readable roll.
Is an 'active' count the same as a working broker?
No. Active means the license is current. Whether the broker is transacting is read from recorded deeds and listings.
Are phone numbers included?
Only where the regulator publishes a business phone. DLRadar does not add skip-traced numbers.
