What foreclosure-pressure measures
Foreclosures 12m is the count of foreclosure records DLRadar holds for the ZIP in the trailing year; housing units and vacancy are Census; FHA loans are the FHA portfolio count. The observed score scales filings per unit against the national distribution; the boost adds up to thirty points when filings are accelerating; the collapse flag is set when both are extreme.
How foreclosure-pressure is computed
Filings are read from the court and foreclosure tables DLRadar maintains, which are deepest in Florida and thinner where county dockets are not yet read; the ZIP table therefore reads high where coverage is deep. The score is recomputed monthly.
How to use foreclosure-pressure on a deal
Pressure is the lead indicator for inventory: a ZIP climbing on this card will show more auction dates and more REO in six months. Buy from owners in high-pressure ZIPs before the sale; sell into low-pressure ZIPs. Read the collapse flag as a warning that comps will reset.

Foreclosure Pressure by ZIP: Twelve-Month Filings Against Housing Stock (2026): questions
Why do Florida ZIPs dominate?
Because DLRadar reads every Florida clerk; other states are covered where their dockets have been read, and the card says so by its counts.
What sets the collapse flag?
Filings per unit and acceleration both in the extreme band at once.
Is this the same as the FC flag?
The FC flag is per parcel; this card is the ZIP's rate.
