What institutional-v2 measures

Composite institutional stress, demographic stress, population stress, HPI stress v2, FHA and mortgage delinquency stress, refinance stress, mortgage demand stress, STR investor exposure where present, and the coverage mask listing the inputs found.

How institutional-v2 is computed

Each component is its own ZIP table scaled 0-100; the composite averages the components present, and the mask records which were. The national index is monthly from GSE disclosures and the government-sale feed; it is shown for context, not mixed into the ZIP score.

How to use institutional-v2 on a deal

A high composite driven by FHA delinquency and refinance stress is a ZIP where owners cannot refinance out of trouble, the clearest path to distressed sales; one driven by demand contraction is a ZIP where buyers are leaving, which lengthens the exit. Read the mask: a composite on two inputs is thin.

Where does STR exposure come in?

It is a sixth component where short-term-rental data exists for the ZIP; it has its own report.
