Demographic Profile by ZIP: Poverty, Income, Age and the Demographic Stress Score (2026)
The demographic-profile card is the Census read on a dossier: population, poverty rate, median income, the affordability ratio, rent burden, vacancy, the share with a bachelor's degree, household size and median age. DLRadar folds the stress-bearing measures into a demographic stress score so the card can be compared across ZIPs. This report ranks the highest-scoring ZIPs with at least five thousand people and gives the national averages.
- 335,555,510 people live in the 33,772 ZIPs on the demographic-profile card (ACS 2023); the average poverty rate is 13.3%.
- The average demographic stress score is 34.6; 1,248 ZIPs score 70 or higher, and the average median age is 43.1.
- 85734 in Pima County, AZ scores highest at 95.0 with a poverty rate of 0.0% and median income $0.

What demographic-profile measures
Every figure is an American Community Survey tabulation for the ZIP, with the survey year stated. The demographic stress score scales poverty, rent burden, vacancy and the affordability ratio against the national distribution and combines them 0-100; it feeds the institutional stress composite as its demographic component.
How demographic-profile is computed
The score combines the four stress measures after scaling each to a national percentile; education, age and household size are shown for context and do not enter the score. The table is rebuilt when a new ACS release loads.
How to use demographic-profile on a deal
A high demographic stress score marks a ZIP where owners have the least cushion: high poverty, heavy rent burden, empty units and prices ahead of income. Distressed sellers there are motivated but the buyer pool is thin, so the exit is to an investor or a repaired rental. Pair it with the Section 8 card for the rental exit and the home-values card for the discount.

Demographic Profile by ZIP: Poverty, Income, Age and the Demographic Stress Score (2026): questions
Which ACS release is used?
The latest five-year tabulation loaded; the year is on the card and in the findings above.
Does the score use race or ethnicity?
No. It uses poverty, rent burden, vacancy and the affordability ratio only.
Why exclude small ZIPs from the ranking?
ACS estimates for ZIPs under five thousand people carry wide margins of error.
More on the demographic-profile card
Demographic Profile by ZIP: Poverty, Income, Age and the Demographic Stress Score (2026) (demographic-profile) is computed from Census American Community Survey figures by ZIP; the demographic-profile card is research (demographic-profile), not legal advice; nothing on the demographic-profile page is tax or demographic-profile investment advice, so verify every demographic-profile figure with its issuing agency before acting.
