What institutional-risk measures
Institutional risk, institutional safe (one hundred minus risk), coverage percent, the climate score, the price-stress score, the insurance-distress score and the NFIP and FEMA stress components.
How institutional-risk is computed
Each input is scaled to the national distribution and averaged; coverage counts how many inputs are present, and the ranking here excludes ZIPs under fifty percent coverage. The score is the macro-risk input to the investment profile and is recomputed monthly.
How to use institutional-risk on a deal
High institutional risk is where large buyers step back, which leaves distressed sellers with fewer bidders and deeper discounts for the buyer who prices the risk. Low risk with high distress is the market institutions compete in. Read coverage first: a score on thin coverage is a guess the card marks as such.

Institutional Risk by ZIP: Climate, Price Stress and Insurance in One Read (2026): questions
What does coverage mean?
The share of the score's inputs present for the ZIP; a low coverage score is shown but should carry less weight.
Is institutional safe just the inverse?
Yes, one hundred minus the risk score, shown so the card reads either way.
How does it differ from the institutional v2 composite?
The v2 composite reads demographics, HPI, FHA, refinance and demand; this card reads climate, price and insurance.
More on the institutional-risk card
Institutional Risk by ZIP: Climate, Price Stress and Insurance in One Read (2026) (institutional-risk) is computed from DLRadar's climate, price-stress and insurance signals combined by ZIP; the institutional-risk card is research (institutional-risk), not legal advice; nothing on the institutional-risk page is tax or institutional-risk investment advice, so verify every institutional-risk figure with its issuing agency before acting.
