Florida Mortgage Distress: Court Cases and Flagged Parcels (2026)

Mortgage distress shows up in a docket long before it shows up as a foreclosure: assignments of mortgage, lost-note affidavits, modification suits and lender complaints all precede the lis pendens. DLRadar classifies those docket entries as mortgage cases and sets the MG flag where the case names a parcel. This report counts them.

  • 691,220 mortgage cases stored across 22 counties, 20,078 filed in the last twelve months.
  • 3,612 parcels carry the MG distress flag; 24,299 parcels have a mortgage recorded without a distress event.
  • Hillsborough County leads with 389,541 cases.
  • Latest case date: October 19, 2026.

MG-signal: the MG signal figures as of 2026-10-20; Florida clerk dockets classified as mortgage cases, plus the DLRadar parcel pool.

County ranking

How a parcel earns the MG flag

The MG flag is narrower than the mortgage case count. A case must link to a specific parcel through the clerk's own parcel or folio number, or a full-address match, and the case must still be open. Parcels with a mortgage recorded but no distress event are tracked separately and never counted as distressed.

Pairing MG with lender activity

The lender who holds the note decides how fast a distressed mortgage moves. DLRadar's lender directory records who recorded what in each county, so an MG parcel can be read together with the lender's foreclosure rate and recent recording pace.

Work the MG signal

The mortgage-distress hub lists the flagged parcels by county, and the lender activity list shows who is recording against them.

MG parcels update as the records refresh.

Florida Mortgage Distress: Court Cases and Flagged Parcels (2026): questions

Is MG the same as pre-foreclosure?

No. Pre-foreclosure (FC) means a foreclosure complaint exists. MG covers mortgage-related filings that have not reached that stage, plus open mortgage cases of other kinds.

Why is the flagged-parcel count so far below the case count?

Only cases DLRadar can tie to a parcel by the clerk's parcel number or a full address earn the flag. Name-only matches are rejected under the linking rule.

Where does the lender name come from?

From the recorded instrument or the plaintiff on the docket, normalised into the lender directory.
