DLRadar Glossary: The Terms on Every Parcel, Score and Report
A parcel on DLRadar can carry a dozen terms of art in one row: lis pendens, certificate, surplus, UCC, headwind, phase, band. The glossary defines each one in a sentence or two and says where on the site it is used. This guide explains how the glossary is built and which families of terms it covers.
- Terms are grouped by where they come from: court records, tax rolls, official records, FDIC filings, housing-price series and DLRadar's own scoring.
- Every scoring term in the glossary links to the methodology page that explains how it is built.
- Record terms link to the learn guide that explains the underlying process.
- The glossary is a single page, so a search within it finds any term immediately.

Record terms
Lis pendens, final judgment, certificate of title, tax certificate, tax deed application, surplus, claim of lien, notice of commencement, satisfaction, release, UCC-1 and UCC-3. These are the words on the instruments DLRadar indexes, defined the way the clerk uses them.
Scoring terms
Distress score, global score, stress band, signal count, distress stack, headwind, market phase, phase confidence, opportunity index and bank stress score. These are DLRadar's own measures, each defined with the inputs it uses and the range it takes.

DLRadar Glossary: The Terms on Every Parcel, Score and Report: questions
Is the glossary legal advice?
No. It defines terms as they are used on the site and in Florida practice; a lawyer should read the instrument.
Can I suggest a term?
Yes, through the support page; terms are added when they appear on a product surface.
Why are some definitions Florida-specific?
Because DLRadar's property records are Florida-only, and the process terms follow Florida statute.
